MORTGAGE APPLICATION REQUIREMENTS

ACQUISITION AND EQUITY LOAN

 

1. Fully completed application forms signed and dated

2. Completed Mortgage Indemnity form, if applicable

3. Photocopy of two (2) forms of personal identification (passport, Driver's Permit, National ID Card)

4. Deed of ownership (Deed of Title or Certificate of Title) of Property or Properties to be mortgaged

5. Purchase agreement (if acquisition)

6. Valuation report with photograph attached from panel of valuators (refer to list below)

7. Receipts for land & Building Taxes paid for the current year

8. WASA clearance certificate (not older than three months)

9. Up to date WASA bill

10. Evidence of income: Current job letter; most recent pay slip (see item no. 18, for the self employed and a company)

11. Life insurance policy or policies to cover loan   amount

12. Evidence of citizenship (if overseas applicant)

13. Income tax return for the past year (if overseas applicant)

14. Statements of savings and term deposits in bank and other institutions (e.g. Credit Union, Unit Trust, etc.)

15. Supporting evidence of other financial investments and real state held

16. Official statements of outstanding loans indicating the term, monthly payments, purpose of loan and original loan amount

17. Credit report from a reputable credit agency (if overseas applicant)

18. Additional documents (see below) are required for:

the self employed

A Company

A Townhouse Development / Condominium / Apartment

ADDITIONAL DOCUMENTS

For the self employed: Completed application form for the business; financial statements for the last three years; bank statements to confirm deposit activity for the last three years; cash flow projections for the next 12 months; bank confirmation of current debt profile; registration of business; income tax returns.

For the Company: Completed application form for the business; audited financial statements for the last three year; cash flow projections for the next 12 months; bank confirmation of current debt profile of company; certificate of incorporation or continuance; annual returns; company profile

For Townhouse / Condominium / Apartment: Property management company - articles of association, bylaws and certificate of continuance; annual returns; statement of indebtedness; copy of owner's share certificate
